Greta Cano is the Investment & Markets Editor of Labuan Bajo Invest, responsible for the site’s research methodology, fact-checking standards, and editorial independence.

Labuan Bajo Invest exists because the information gap around Flores property is wide enough to lose money in. Listings overstate, brochures average the peak season across the whole year, and the legal mechanics of Indonesian land — certificates, lease deeds, company structures — rarely get explained to the people writing the cheques. This site’s job is to close that gap with documented, verifiable guidance, and my job is to make sure it does.

The Role

As Investment & Markets Editor, Greta Cano sets the editorial standards for everything published here: which topics get covered, what evidence a claim needs before it appears in a guide, and when published material must be revised because regulations or market conditions moved. Coverage concentrates on the questions investors actually face in Manggarai Barat — land certificates and due diligence, leasehold and PT PMA structures, realistic rental economics, and the infrastructure programmes that drive the region’s prospects.

Methodology

Guides on this site are built from primary sources first: the OSS RBA licensing system and Ministry of Investment/BKPM publications for business and capital rules, Ministry of ATR/BPN materials for land titling, BPS East Nusa Tenggara statistics for visitor and economic data, and regency-level information for zoning and permits. Market figures — land prices, nightly rates, occupancy, operating costs — are triangulated across multiple agents, operators, and listing data rather than taken from any single seller’s claims. Where a number is an estimate, the text says so; where local practice differs from the written rule, the text says that too.

Every guide carries a visible review date. When Indonesian regulations change — and in land, licensing, and visa policy they change often — affected pages are corrected rather than left to age quietly.

Independence

Labuan Bajo Invest is an independent editorial project. The site does not sell property, does not hold listings, does not take commissions on transactions, and does not accept payment for coverage of any developer, agent, or project. Nothing published here is tied to the outcome of any deal a reader makes. That independence is the entire value of the site: the guidance has no stake in whether you buy.

What This Site Is Not

None of the material here is financial, legal, or tax advice, and it cannot substitute for professionals who carry licences and liability: an Indonesian notaris/PPAT for any land transaction, a corporate lawyer for company structures, and a tax advisor for cross-border income. The guides are designed to make you a better-prepared client for those professionals — to know which documents to demand, which clauses to negotiate, and which numbers to distrust — not to replace them.

Corrections

Errors that survive the review process get fixed at the source, with the page’s review date updated. Readers who spot an outdated figure, a regulation that has moved, or a claim that does not match their documented experience on the ground are encouraged to write in through the contact page; substantiated corrections are applied to the affected guides.
